In Florida, however, the Hometown Heroes Housing Program is helping to lower those barriers. This state-funded initiative provides targeted financial assistance to
frontline workers and eligible first-time buyers, supporting those who serve their communities and making it easier for them to build long-term stability through homeownership.
The program offers up to five percent of the total loan amount, not to exceed $35,000,

For many first-time buyers, the financial hurdles to homeownership — especially down payments and closing costs — can feel insurmountable. In Florida, however, the Hometown Heroes Housing Program is helping to lower those barriers. This state-funded initiative provides targeted financial assistance to frontline workers and eligible first-time buyers, supporting those who serve their communities and making it easier for them to build long-term stability through homeownership.
The program offers up to five percent of the total loan amount, not to exceed $35,000, in the form of a zero-interest, non-amortizing second mortgage. These funds can be used for both down payment and closing costs. Importantly, this second mortgage comes with deferred repayment — it becomes due only when the homeowner sells, refinances, or transfers ownership of the property. This structure gives homebuyers critical upfront support without immediate financial pressure.
To qualify, applicants must be first-time homebuyers, defined as not having owned a home in the past three years. Veterans are exempt from this requirement. Employment with a Florida-based company is also necessary, with full-time status defined as 35 or more hours per week. Again, veterans are exempt from the employment condition as well. Income limits vary by county, capped at 150 percent of the area median income.
Eligible professions include a broad range of frontline and essential service roles, such as law enforcement officers, educators, healthcare professionals, firefighters, active military personnel, and emergency medical technicians. The goal is to honor their contribution to Florida’s communities by helping them access the benefits of homeownership.
The Hometown Heroes program addresses affordability with direct support, helping ensure that service workers can live in the communities they help sustain.
Buyers must also meet a minimum credit score requirement — typically 640 — and complete a HUD-approved homebuyer education course. The program works in conjunction with standard loan products including FHA, VA, USDA, and conventional financing, offering flexibility for different borrowing needs.
