A vacant lot in the heart of downtown has been converted into Erie Way Park, a 1.5 acre civic space that includes a skatepark, a 2,000 square foot community pavilion, passive green areas and a permanent home for the farmers market and winter ice rink. Residents who previously had to leave town for these amenities now have them within walking distance. Just a few blocks away, the former Woolworth building on North Street has become Rail Trail Commons, a retail and commercial center that physically links downtown to the Heritage Trail. A covered corridor cuts through the building, connecting Erie Way Park to the trail and anchoring two restaurants and a clothing store, with improved parking, landscaping and bike racks encouraging people to linger. Middletown has taken the concept of a “walkable, mixed use downtown” and turned it into something residents can experience block by block. The city also used DRI funds to upgrade municipal parking lots on James Street, Henry Street and near the courthouse, incorporating better lighting, landscaping and green infrastructure to improve safety and manage stormwater. Streetscape work on North, South, East Main, West Main, Fulton and Canal Streets added trees, sidewalk improvements, accessibility upgrades and lighting, supporting the cluster of restaurants, entertainment venues and small businesses that define the district. A façade and signage program touched 17 downtown buildings and benefited 74 residential units, including 13 new ones, reinforcing the idea that housing and storefronts are part of one integrated strategy. That mix of investment has already produced results that business owners can feel. Spectrum News highlighted longtime restaurant owner Juan Avalos, who reported increased foot traffic and more customers coming downtown specifically to dine after the improvements were completed. For prospective residents and employers considering Middletown, the completed DRI projects send a clear signal. This is a community that has executed a complex, multi year revitalization plan and delivered on it. The city’s compact, walkable downtown is now positioned as the region’s central business district, supported by nearby institutions such as Touro College of Osteopathic Medicine and the Middletown Community Health Center. Middletown’s experience will likely be studied by other small cities: a case where strategic state investment, local leadership and incremental project delivery combined to create an urban core that is not just viable, but desirable.

It’s a place with a rich history and incredible community spirit, where residents are deeply connected to their roots and surroundings. This is the story of Middleport, New York, a community brought to life by its brilliant and charismatic Mayor, Dan Dodge.
Middleport is a village where the heartbeat of America's Industrial Revolution still pulses vividly. It owes its existence to the Erie Canal, the vital artery that once connected the Great Lakes to the Hudson River. This waterway was instrumental in charting the course of America's destiny and has left a lasting legacy on the soul of Middleport.
One of the unique aspects of the village is how it warmly embraces its historic waterway. The Erie Canal not only influenced the village's origins but is also an integral part of daily life. You may even witness the annual Duck Derby where rubber ducks, purchased by residents, joyously float down the canal, carrying the community's collective anticipation and spirit.
Apart from its historical significance, Middleport's essence is deeply intertwined with human connection and local businesses. Among the sturdy foundations of the village, there lies an old chemical plant that has stood witness to the ebb and flow of history. It’s not just a testament to the past, but also represents thriving and resilient local activity.
Middleport is also abundant in picturesque green spaces. With three parks at a hand's reach, one situated alongside the pristine canal, residents are never far from the tranquility of nature. These green spaces aren't just venues for solitude but vibrant hubs of activity where children enjoy swimming programs, and boaters and campers flock to savor the enchanting aura of the canal-side village.
Perhaps the most exciting development in Middleport is the restoration of the very first building ever constructed there. This small building, lying dormant along the canal bank, is about to be rejuvenated, standing as a symbol of Middleport's resilience and its enduring love story with history.
Middleport stands as a village that honors its past while embracing its future. It is a place where every brick tells a story, where every street corner whispers rumors of the old times, and where the Erie Canal flows like a thread that artfully stitches together history, community, and a fervent love for the village. It's no wonder Mayor Dodge and his residents lead their lives with love in this extraordinary village.
