  • Land Survey Options for Property Owners

When planning a construction project, real estate purchase, or site improvement, understanding the type of land survey you need can save time and money. Surveys provide critical information about property boundaries, elevations, and site features, but not all surveys serve the same purpose. Choosing the right survey depends on your goals and the property’s intended use.

A boundary survey is the most common type of survey for property owners. It establishes and confirms property lines, identifies any encroachments, and can help resolve disputes with neighbors. A licensed surveyor measures the property and documents its legal boundaries based on existing deeds and recorded plats. This type of survey is essential whenever a property is bought, sold, or developed.

Topographic surveys differ in that they focus on mapping a site's physical features and elevations. This includes contours, hills, valleys, water features, and man-made structures. Civil engineers, architects, and contractors rely on topographic surveys to plan drainage systems, roadways, or building sites. By providing a three-dimensional view of the land, these surveys help ensure designs are accurate and comply with local regulations.

For commercial properties, an ALTA/NSPS survey is often required. These surveys follow standards set by the American Land Title Association and the National Society of Professional Surveyors. They include detailed boundary and topographic data, as well as information on easements, rights-of-way, and property improvements. Lenders and title companies frequently request ALTA/NSPS surveys to reduce risk in commercial real estate transactions.

Knowing the difference between these surveys can prevent costly mistakes. For example, hiring a topographic survey when you only need boundary information could result in unnecessary expense. Conversely, skipping a detailed ALTA/NSPS survey in a commercial deal might create legal issues or delay the deal. Landowners, developers, and investors benefit from consulting a professional surveyor to determine which survey aligns with their project goals.

Surveyors bring specialized knowledge to each project type. They assess the site conditions, verify legal descriptions, and provide clear documentation that can be relied upon by engineers, architects, and legal professionals. In Pueblo, Colorado, experienced firms like NorthStar Engineering & Surveying, led by Michael Cuppy, have decades of experience helping clients select the right survey and ensuring projects move forward efficiently.

By understanding boundary, topographic, and ALTA/NSPS surveys, property owners can make informed decisions. Each survey type serves a distinct purpose, and selecting the appropriate one from the start avoids confusion and prevents unnecessary delays. Taking time to evaluate your needs with a licensed surveyor is a practical step that benefits any land development or real estate project.

Many families in Southern Colorado face the daily challenge of mealtime battles. A child may refuse certain textures, eat only a few favorite foods, or gag when trying something new. Parents often wonder if their child is simply a picky eater or if there may be an underlying sensory or oral-motor issue.

  • How Feeding Therapy in Pueblo Helps Children Who Struggle With Food

Many families in Southern Colorado face the daily challenge of mealtime battles. A child may refuse certain textures, eat only a few favorite foods, or gag when trying something new. Parents often wonder if their child is simply a picky eater or if there may be an underlying sensory or oral-motor issue. In Pueblo, feeding therapy led by pediatric occupational therapists helps families understand these behaviors and build positive, stress-free mealtimes.
Feeding therapy focuses on how children experience food through taste, texture, and movement. For some kids, eating is not just about preference, it’s about how their body reacts to sensory input. A crunchy cracker might feel too loud, or a soft food might seem slippery and hard to control. When a child struggles to coordinate chewing and swallowing, or when certain sensations cause discomfort, they often avoid those foods altogether.
In Pueblo, feeding therapy begins with a detailed assessment of a child’s eating habits, oral-motor coordination, and sensory responses. The occupational therapist observes how a child handles different textures and temperatures, then designs gentle, play-based exercises that help them explore food without pressure. Therapy might involve touching, smelling, or even playing with food before taking a bite, gradually reducing anxiety around eating.
Feeding therapy is not about forcing children to eat, but about helping them feel safe and capable with food. By improving oral-motor strength, coordination, and sensory tolerance, children learn to accept a wider variety of foods over time. Parents are included in each step, learning how to respond to mealtime resistance in ways that build trust rather than conflict.
Children who benefit from feeding therapy often include those with autism, sensory processing differences, or developmental delays, but therapy also helps children without formal diagnoses. Even a mild feeding issue can affect nutrition, growth, and family routines. In many cases, early support prevents bigger struggles later.
In Pueblo and across Southern Colorado, pediatric occupational therapists create individualized feeding plans that focus on small, consistent progress. The goal is for mealtime to become a positive experience where children explore, learn, and enjoy food again. When families understand the “why” behind their child’s eating habits, they can move from frustration to confidence, one meal at a time.
