    When I talk with clients about buying or restoring a historic home in Pensacola, the conversation always turns to neighborhoods. Each one has its own identity, shaped not only by architecture but by the people and movements that built it. As someone who both lives and works in these historic areas, I’ve come to know their stories not from textbooks, but from walking their streets, talking to longtime residents, and seeing the layers of history in person.

    Each historic district carries the imprint of Pensacola’s cultural and economic roots.

    Seville Square, for example, is more than just charming, it’s foundational. As one of the city’s oldest areas, it reflects Pensacola’s early colonial roots, with structures and layouts influenced by Spanish and British settlement. I often remind people that this neighborhood was once the heart of the city’s early civic and military life. Just blocks away lies the site of the 1559 Luna settlement—America’s first multi-year European colonial community—identified by archaeologists from the University of West Florida. This extraordinary discovery confirms Pensacola’s place as America’s First Settlement and anchors Seville in a lineage that stretches back over 460 years.

    North Hill tells a different story. Developed in the late 1800s, it became a symbol of economic prosperity. The Queen Anne and Colonial Revival homes here were built to impress, and they still do. I love showing clients the details in these homes, many of which remain
    intact more than a century later. Their elevated position and careful city planning make North Hill feel like a neighborhood built to last.

    Then there’s Belmont-DeVilliers, a neighborhood whose legacy is rooted in resilience. In the early 20th century, it was a vibrant African American community with its own thriving businesses, jazz clubs, and cultural hubs. I’ve had the privilege of working with homeowners who see themselves as stewards of this rich, often under-told chapter of Pensacola’s history.

    The America’s First Settlement Trail, a three-mile path with over 70 points of interest, threads through these neighborhoods, linking centuries of stories across Pensacola’s historic core.
