Best Hilton Head Neighborhoods for Second Homes

Second-home buyers on Hilton Head Island often begin with a simple question. They want to know which neighborhood best fits their plans for the property. The answer depends on beach access, rental goals, golf amenities, privacy, and the amount of maintenance an owner wants to manage.
For many buyers, Sea Pines and Palmetto Dunes are among the first communities considered. Both are known for resort-style settings, beach access, golf, and vacation rental activity. Sea Pines offers home and villa rentals, including oceanfront options, while Palmetto Dunes includes vacation homes, villas, golf courses, tennis, pickleball, and lagoon access.
A buyer who wants strong rental potential may focus on areas where short-term guests already expect resort amenities. These Hilton Head neighborhoods often appeal to families who want close proximity to the beach, bike trails, restaurants, and recreation nearby. That convenience can support demand during peak travel season and offset ownership expenses, but it may also bring more guest traffic and increased wear on the property.
The right Hilton Head second home should match both the owner’s lifestyle and the property’s expected use.
When starting your second home search on Hilton Head Island, it is very important on the front end to determine if you’d like to rent the property out on the short-term rental market or not. The reason is that areas that allow STRs will command higher sale prices than those that do not, due to their ability to generate income. Thus, the price per square foot will be lower in non-short-term rental areas, making it critical, at the front end of a property search, to ask yourself, “Do I want to generate income from this property now or in the future?” Most find it doesn't make sense to pay the premium for no STR restrictions when they never plan to rent out the property.
Some buyers prefer quieter communities with a more residential feel and/or with no short-term rentals. These areas may be better for owners who plan to visit often, stay for longer periods, or eventually retire on the island. A neighborhood with no vacation rentals may offer more privacy and the opportunity to get to know your neighbors, but it may not align with an income-focused ownership plan.
Short-term rental rules are an important part of the decision. Hilton Head Island requires short-term rental permits, and the Town charges an annual fee based on the number of bedrooms. Owners also need to maintain a Town business license and meet applicable accommodations tax rules.
Homeowners' association rules can be just as important as Town requirements. Some communities may limit rentals, set minimum rental periods, or require owners to follow specific standards for guests, parking, trash, and exterior maintenance. These rules can affect both income potential and day-to-day ownership.
Golf communities attract buyers who want activity without leaving the neighborhood. Beach-oriented buyers may place more value on walking distance to the sand, ocean views, or villa complexes near the water. Others may prefer marina access, bike paths, or a setting close to shopping and dining.
Maintenance also deserves careful review. Villas and condos may reduce exterior upkeep, but monthly fees can be higher. Single-family homes may offer more privacy and rental flexibility, yet they often require more hands-on care, landscaping, and storm preparation.
A second-home buyer should also consider more than the purchase price. Insurance, flood zones, HOA dues, property management fees, furnishings, repairs, and seasonal turnover costs can change the long-term budget. These details matter more when the home will be rented regularly.
For buyers comparing Hilton Head communities, the best choice is rarely the same for every owner. A vacation property used mainly by the family may need comfort, convenience, and quiet. A property purchased partly for rental income may need visibility, guest appeal, and rules that support short-term stays.
